Do you have a warranty on the tenants you place in my home?
All applicants are screened for credit, background, rental history, and employment. Once the application is processed, we submit the information to the owner to review. We recommend that all Owners at least consider pets case by case, subject to certain breeds, sizes and number of pets – most applicants do have pets. We recommend that Pet Rent is added to the monthly rent.
What about Home Warranty Plans?
We do not recommend Home Warranty Plans for rental properties. We find that this greatly complicates the Landlord/Tenant relationship – as there is no control of vendor, schedule or timely repair to issue.
What about HVAC Preventive Maintenance Policy?
We do recommend that all Owners obtain a HVAC Preventive Maintenance Policy which provides for 2 annual service visits (Spring and Fall) to make sure that the HVAC unit is working properly for Heating and Cooling season.
Who pays for maintenance costs?
We use licensed contractors to make repairs and do not have any markups on repair costs. Depending on the repair some items may be a tenant’s responsibility to pay.
